TENANT’S COTTAGE RULES AND REGULATIONS
1 It is VERY important to give your cell numbers to Jos and vice versa for eg. In case of emergency, whether there is a house braai or any other house function or any repairs to be done.
2 A domestic lady will sweep outside your communal areas on Wednesdays. She will not be picking up your animal faeces nor will she be emptying ashtrays or watering your plants.
3 The Refuse truck comes past the house to collect the garbage every Wednesday morning and would advise your emptying your bin out before going to work in any of the refuse bins on the side of the house. Large boxes and containers must be broken down so as not to consume too much space in the garbage containers.
4 Please be considerate of all noise levels so as not to disturb the other residents.
5 Please keep your cottage secure at all times. The owners will not be held responsible for any loss, damages or personal injury that may be suffered or incurred within these premises by any occupant and/or his or her visitor/s, irrespective of whether such loss, damages or personal injury is caused by fire, storm, riot, civil commotion, theft, robbery, accident or, without limitation, other cause whatsoever. It is therefore advised that the contents of your cottage are insured.
6 There is a key provided for every door in your cottage.
7 Should you be going away on holiday or on leave and be absent from your cottage, please put it in writing to Jos. Jos will not provide access to other persons known to the tenant and landlord at any time.
8 Please inform Jos immediately if any door or window lock becomes unserviceable as well as immediately informing him of any necessary repairs to the cottage. No modifications or alterations are to be made to the cottage without notifying Jos.
9 Should there be any plumbing stoppages, repairing damage to the cottage which are the result of negligence or misuse by you, Jos will obtain a quote for the repairs and on acceptance of the quote, you will be requested to please pay for the cost before the damage is repaired.
10 The communal areas are for all to use at your own leisure at any time for you and your friends ie. the swimming pool, lapas and braai areas.
11 The Poolside Pub is open to all of the residents and their friends. Jos charges R10,00 per glass of wine, bottle of beer and colddrinks and from R15,00 upwards for spirits. The Pub is open only on request at the moment.
12 Jos drives a blue Diahatsu Terios and parks his car after work in the first parking bay nearest the house. Please make sure that you only use the parking bay assigned to you by Jos. If all the parking bays are full, please can you tell your friends to park outside the gate so as to not obstruct the residents’ individual parking bays.
13 You are allowed to wash your car any day by using the round red hosepipe at R20,00 per wash to be given to Jos before doing so. If you are to use any vehicle fluids or changing of oil, please make sure there is no spillage on the cement.
14 A coin-operated washing machine in the laundry room is for your use only. Please supply your own washing powder and softener. A load of washing will cost you R5 coins x 7 = R35,00. You can also use the washing line provided on the side of the cottages.
15 The handheld remote to the automated gate must ONLY be used when you are at the front of the gate and not when you are 100metres away from the house or leaving it. Any person could be driving out the gate and you could be closing it at the same time and this could damage our cars.
16 You DO NOT open the sliding security gates to anyone hooting outside. Your friends must give you a ‘missed call’ from outside the gate for you to then use your remote to open-up.
17 We are pet-friendly and therefore, do not mind if you have your pet(s) with you. Please just make sure that the outside is kept spotless and free from dog faeces. Should the cottage have flea infestation, you will be responsible and liable to get a Pest Control company to fumigate it at your own cost.
